Lack of Low-Cost Housing in Dubai

Dubai’s private developers have recently announced that erecting low-cost housing was not their first priority. High land rates in the emirate have prevented them from taking up low-range housing assignments. According to Ahmad Al Abdullah, chairman of New Dubai Properties that has constructed 22 projects worth over $7 billion across the emirate, high land rates are forcing developers into projects that involved building luxurious apartments, office blocks and Dubai hotels. These bring back far better returns on investment as compared to what the affordable housing may deliver. There is already a shortage of three and four star hotels in Dubai that many construction companies are trying to make business from. Nobody dares announcing low-cost housing projects on the other hand though.

According to various estimates 40% of the project amount is normally required for purchasing lands while the rest goes in undertaking construction plans. This means low-cost housing in Dubai may never be profitable in the present-day scenario. There are only four apartment blocks apart from twelve commercial towers and six Dubai hotels that New Dubai Properties has constructed so far. Dubai’s government has failed in checking down its land rates until now, thus causing inflation in the real estate sector. This has also affected the market of affordable hotels in Dubai in a negative way. There is no dearth of the expensive hotels in Dubai on the other hand though, and many native and offshore players are lining up to build many new five star hotels in the emirate.

Expensive real estate prices in Dubai is why many people have decided to live at Sharjah and spend up to three hours traveling down to and up from Dubai on a daily course. While Dubai hotels and furnished apartments may be the right place for high-flying executives, CEOs and holidaymakers to reside, there are many who still can’t afford to have accommodation in apartments or hotels in Dubai. Governmental efforts of encouraging low-cost housing projects have always stood non-starters. The desire of having the largest, tallest and the most advanced infrastructure has escalated Dubai’s cost tremendously. While it may indicate a boom time for the tourism sector, there are many who would think otherwise. The need of saving money to send back home may not allow many expatriates to buy accommodation in today’s scenario, hence they have to move elsewhere facing large scale hurdles.

Dubai’s government will have to find out a way of having a balance between lavish and affordable housing projects. A segment of the free land should be given away at low rates to make this reality. Teaching your children to love to dance will give them the foundation for a healthy lifestyle that is lower in stress than many of their friends and acquaintances along the way will ever know. It will instill in them the value of discipline and dedication along with the sheer joy of simply moving to the music. Not everyone is meant to dance on a competitive level but I cannot possibly believe that we were designed as we were and not meant to dance.

Most of us need to relieve some of the stress that is in our lives and we all need to take a little more time for ourselves and concentrate on healing and renewing our own souls rather than spending all of our available energy nurturing and revitalizing others.

We need to learn to love to dance as an outlet for pent up emotion as well as the opportunity to work out those things that drive us from within. We need dance as a method of battling with ourselves and as a way of expressing our personal joys and triumphs. Dance is an excellent means for all of these things and so much more.

There is no such thing as being too healthy. Dance can help lower blood pressure, increase circulation, improve muscle tone, and simply make you feel more energetic and alive. There are very few things that can compete with the invigoration of dancing. Learning to love to dance provides you the perfect opportunity to improve your overall health and fitness level without feeling as though you have done something wrong in the process. This is no lose situation for those who have nothing to lose other than a few pounds that have lingered far too long.

While we all know that Jazz is as much a style of music as it is a style of dance, many people may not realize the importance that dance has played in music. There are many songs out there that mention the importance of dancing and yet we as a society seem to have forgotten the importance or limited that importance to a certain age group. Once we age it seems that we forget not only how to dance but also the intrinsic importance of dancing as well.

“I Hope You Dance” is only one of many songs that relate the important role that dancing plays in feeding the human soul. If one thing in life is important for all, that one thing would be to dance whenever the opportunity arises. You never know when you will run out of opportunities to dance or find that you’ve squandered so many of them away. Take them as they come and your life will be filled with much greater joy than you may ever realize. Despite many other songs out there that may convey the message, there are very few that say it more concisely than this particular song. “When you get the choice to sit it out or dance, I hope you’ll dance”.

Garth Brooks is another musician that had an excellent commentary on dance. His song “The Dance” chronicles not necessarily the importance of dancing but of participating. Given the choice, many who have lost their lives in some risky endeavor would more than likely tell those left behind that they would not have traded the dance for one more breath. The lyrics to this song are somewhat haunting “I could have missed the pain but I’d have had to miss the dance”.

Believe it or not all good songs that mention dance do not happen to be country songs. These honestly happen to be, in my opinion, the most poignant. Other great songs about dance include the song “Let’s Dance” by David Bowie. The lyrics to this song include the stanza “Let’s dance for fear tonight is all”. The truth of the matter is that you never know and dancing is a great way to celebrate living.

Music and dance for years have gone hand in hand and will continue to do so long after we’ve left this earth. At least that would be the hope. I would hate to see what a world without dance would be like. It would be like having children without laughter and that would be a sad world in which to live. If you want to keep your children dancing then you must teach them to dance. Teach them that it is okay to dance and be silly around the house. That it is okay to dance their way through their chores (hey if it makes them smile while taking out the trash I say go for it!). Teach them that dancing is a great way to express joy and that laughter is the best thing to follow their dance.

Native Americans have a long and noble heritage when it comes to dance. They let their dreams beat out the heartbeat of Mother Earth and danced in companionship with nature. They danced for joy and sorrow, war, peace, and praise. I can think of no better example to follow when it comes to dance.

Student Loans Should be Last Resort

Student loans are both a blessing and a curse to college students all across the country. On one hand, student loans allow you to have the money you need in many cases to attend college at all. On the other hand, most college students, particularly those entering college for the first time have inflated opinions of their starting salaries upon graduation and the bills they will face while living in the real world. In fact, most freshmen college students have no real concept of the limits of money in which to base their decisions as to whether or not they can realistically expect to repay those funds once they’ve graduated college.

The sad truth is that many college graduates find that for the first 10-15 years after they have graduated college, they are essentially indentured servants to their student loan debts. There are many reasons for this and different college graduates will find different things about their student loans when the appropriate time comes. First of all, those taking out student loans need to understand that a college degree does not guarantee a high starting salary. Beyond that, a college degree is no guarantee that there will be employers lining up to take your name and number upon graduation. The truth is that most college grads take anywhere from 6 months to a year to find a job in their fields and even then the starting salaries are often far less than anticipated.

Part of the blame for over-inflated expectations is the fault of universities attempting to validate their high tuition rates by displaying average starting salaries of only those that have successful offers in the field of study immediately upon graduation (which usually indicates a history of working with the company or another company as an intern prior to being hired) and not those students who have no prior work experience in their chosen fields. Part of the expectations is students reading job advertisements for experienced workers in a field and assuming that an education will provide the experience that employers require. Regardless of the reason, most starting salary expectations are not realistic in light of the current market.

The problem is that for many students a student loan is the difference in receiving a college education or not receiving one. For these students, there is no option. The price they will pay (with interest) for having student loans in order to get through the educational process will repay itself over the course of a lifetime if they are wise about making the necessary payments and stay on top of things such as consolidation loans and making payments on time.

Student loans are a great tool for those who have no other options when it comes to attending and affording to attend a university. On the other hand, for those who do not have an absolute need for the funds a student loan can provide they can prove to be problematic when trying to establish your career and your lifestyle upon graduation. This is a tool for education that should be used sparingly at best.

Whether or not you choose to take out student loans in order to fund your college education it is a good idea if you exhaust all other available resources first. Check out your options for grants, scholarships, and work-study programs before leaping into student loans to pay for your education.
